Terms of Service

1. The MapxProp service

MapxProp is a space for searching, publishing, and managing real estate listings, so that interested people can contact the person who posted a listing directly. We are not a party to any sale or rental contract. We do not hold money on deposit or act as a recipient of payments on behalf of the contracting parties, and we do not guarantee returns or the success of a transaction.

2. Accounts and users

Account information must be accurate and up to date. A person who carries out a transaction must have legal capacity. If you act on behalf of an organization or a property owner, you must have been given appropriate authority. A person who is not yet able to carry out legal acts on their own must act through a legal representative when necessary.

Keep your password and account recovery channels safe. Do not pass on OTPs or allow other people to use your account inappropriately. If you suspect that your account has been used without permission, change your password and contact our team.

3. Posting listings and rights in content

Post listings only for property that you have the right, or have been permitted, to list. Give the type, price, location, photos, contact channels, and conditions truthfully. Update the status once the property has been sold or rented out, and respect other people’s personal rights, copyrights, and trademarks.

You remain the owner of the rights in the content you submit, and you allow MapxProp to store, display, and format the content, reduce the size of images, and publish the content, as far as necessary to provide the service and display listings. This right is not a transfer of ownership of the property or the content to us.

4. What is not allowed

You must not post false listings, deceive, falsely claim to be or to act for someone else, infringe rights, post content or offer transactions that are illegal, send spam, interfere with or break into the system, or collect other users’ personal data without the right to do so. You must not use the contact channels on the website to trick people into transferring money or to ask for passwords.

5. Check before you decide

Listing details come from the person who posted the listing. A checked or verified status reflects checks within the scope of the system. It is not a certification of ownership, the condition of the property, the capacity of the contracting party, or the safety of a money transfer. Interested people should check the documents, the rights of the contact person, restrictions on the property, and the contract terms for themselves.

Articles are general information for study purposes. They do not replace checking the facts or case-specific advice from an expert. External information and services are subject to the terms of the provider concerned.

6. Free listing and costs

At present, MapxProp’s listing service has no listing fee. You do not need to enter a credit card, and there is no automatic sign-up for a paid plan. The property price or rent shown in a listing is information from the person who posted the listing. It is not a fee for the website’s service.

If there are paid services in the future, we will show the price, details, and conditions before you choose to use them. We will not charge on the basis of account registration or earlier free use alone.

7. Listing oversight and complaints

We may ask for more information, correct how a listing is displayed, suspend or remove a listing, and restrict an account when we find reasonable grounds to believe that there is a breach of the terms, the law, or security. If you think that action was taken in error, you can contact our team with the listing link and supporting information to ask for a review.

Report an incorrect listing or a problem using the service through the Contact us page or mapxprop@gmail.com. Avoid sending sensitive information that is not necessary.

8. Liability and changes to the service

We take reasonable care to keep the service working, but there may be maintenance periods, inaccurate information, or faults from external systems. The liability of each party is considered according to the law and the facts. These terms do not remove consumer rights or exclude liability that the law does not allow to be excluded.

These terms are governed by Thai law. We will show the update date and give notice of material changes as appropriate. Creating an account means accepting the Terms of Service and acknowledging the Privacy Policy. Consent to analytics cookies is a separate choice.
